We document the roof, flashing, penetrations, drainage, gutters, and visible wear. The roof grade determines eligibility.

If repairs are required before enrollment, you receive photos and a separate scope for that work.

Your proposal identifies the covered roof areas, included maintenance, gutter scope, visit frequency, and price.

Inspect
Check the roof and drainage
We inspect accessible roof surfaces, flashing, penetrations, pipe boots, valleys, eaves, gutters, and downspouts.
Maintain
Complete the included upkeep
We clear normal debris and complete the routine sealing, fastener, pipe-boot, shingle, and accessible gutter work covered by the plan.
Report
Show you what was done
You receive roof photos, a completed-work report, a roof-system analysis, and recommendations for anything outside the plan.

- Normal debris removal from roof surfaces, valleys, and eaves

- First-story gutter and downspout cleaning when safely accessible
- Photos, completed-work notes, roof analysis, and recommendations after each visit

If we find work beyond the signed maintenance scope, we show you the photos and price that work separately before moving forward.

Is gutter cleaning included?
First-story gutters and downspouts are included when they are safely accessible and within the written plan scope. Upper stories, heavy debris, gutter covers, or added gutter service may cost more.
What happens if you find a larger repair?
We document the issue and provide a separate repair recommendation. Larger repairs, structural work, storm damage, and work beyond the plan allowance are not completed without a separate scope.
Can maintenance prevent every leak?
No. Storm damage and sudden failures can still happen. Scheduled maintenance can reveal visible wear, drainage problems, and other concerns that are ready to address.
